Westminster business owners near Garden Grove Boulevard and Western Avenue could see a new large warehouse get built in the area. 

It comes as the Westminster Planning Commission will hold a public meeting at City Hall, Wednesday at 6:00 p.m., to consider a proposal to demolish 8 existing industrial buildings at 7474 Garden Grove Boulevard, to make way for roughly 69,000 square feet of warehouse space. 

The exact size of the proposed warehouse remains unclear, with documents listing it as either 69,498 square feet or 69,900 square feet. 

The proposal by Seventh Street Developer on behalf of 7474 BP, LLC, seeks to redevelop the estimated 3.34 acres that was previously occupied by an aerospace parts manufacturer and heat treatment plant, into a modern warehouse. 

A majority of the buildings currently at the site were built in the 1960s, according to a staff report. The site falls within a commercial-industrial zone, which allows the area to be used for light industrial operations or as a commercial shopping center. 

The proposed redevelopment has been designed for a variety of uses including warehousing, manufacturing, distribution, office and retail. 

A traffic study reviewed various potential scenarios and concluded the vehicular traffic increase would remain below the city’s threshold for additional traffic assessments. 

The study’s highest projected scenario generated 110 daily vehicle trips, which remains within city limits. Due to the study being speculative because there are no tenants listed at this time, the city is recommending a condition for future tenants which requires them to submit a traffic analysis prior to the issuance of building permits. 

The area sits near the 22 freeway, which can get congested during rush hour times. It’s also not far away from the DMV on Hoover Street, which also generates considerable traffic. 

The project includes 22,018 square feet of landscaped area to comply with the city’s mandated 15 percent site landscaping rule. A six-foot-wide landscaped strip along Garden Grove Boulevard would be installed to separate the street from parking. 

To also meet the city’s landscaping requirements, a total of 44 trees will be planted throughout the property. This includes a mix of species along Garden Grove Boulevard, the driveway and the rear yard.
